The summer housing market continues to face an important challenge: affordability. Higher mortgage rates and home prices are causing many buyers to take more time before making a move, while limited inventory continues to provide support for many homeowners who are ready to sell.
According to the National Association of REALTORS®, existing-home sales declined 1.7% in July from June, although sales were still up 0.7% compared with a year earlier. The median existing-home price was $434,100, up 2% from July 2025, while the 30-year mortgage rate averaged 6.54% in July.
For buyers, today’s market makes proper planning and professional guidance more important than ever. Understanding financing options, setting a realistic budget, and being prepared to act when the right property becomes available can make a significant difference.
For sellers, pricing a home correctly is critical. Buyers are becoming more selective, and while inventory remains relatively limited, overpriced homes may require adjustments to attract serious offers.
